Austin's second convention hotel is a go, developer says
The developer planning to build a $350 million convention hotel at Cesar Chavez and Red River streets downtown said his firm will build the project even if a competing downtown convention hotel planned by White Lodging Services Corp. also breaks ground.
The architect for Manchester Texas Financial Group's proposed 45- to 50-story hotel said the project has attracted serious interest from four potential operators: Hilton, Hyatt and Starwood , plus a fourth undisclosed operator.
"We're doing it," Douglas Manchester, founder and chairman of San Diego-based Manchester Financial Group, said after a city commission unanimously endorsed the 1,100-room hotel that his firm plans to build on land just east of the Convention Center along Waller Creek. "We're not here to paint."
Manchester executives said construction on the project could start in a year and take 25 to 30 months. It would have two hotels, with a single operator, under one roof — one of them a four-star hotel of about 30 stories, and above that a smaller, luxury hotel .
Manchester Financial, parent of Manchester Texas, is a leading developer of resort hotels, having transformed naval yards in San Diego into some of that city's premium hotels .
Manchester said company executives have "validated in our minds" that Austin can support two additional convention hotels, and he said industry research backs that up.
He acknowledged, however, that "returns for both hotels would be a little less."
"We're not going to find another use for our property," Manchester said.
His comments came after Wednesday's meeting of the Downtown Commission, an advisory board to the City Council.
Manchester's son Douglas W. Manchester, who lives in Austin and is president of Manchester Texas , presented the project to the commission along with architects Todd Runkle and David Epstein of Gensler, Manchester Texas' internationally acclaimed architectural firm.
The project is the second convention hotel proposed for downtown. Indiana-based White Lodging plans to build a Marriott Marquis hotel with 1,003 rooms and says it could break ground within nine months. White Lodging has the zoning in place to build the hotel on Congress Avenue between Second and Third streets.
The City Council recently approved waiving $3.8 million in development fees for the White Lodging project, most of which would cover fees for street closures. The city also would spend $500,000 for the shared cost of moving a wastewater line on the site.
